Rules & Policies
These rules are a general guideline of Evergreen Hills Self-Storage’s Policies and are not a substitute for rules and terms agreed to in your actual Lease Agreement.
- Tenant shall use the rented unit as a storage facility only, and shall conduct no business from there unless specific approval is first obtained from the Owner in writing. The unit is for the storage of personal property only and may not be used for residential purposes or to house live animals. The storage unit may not be used for any unlawful purpose, nor will Tenant keep in the storage unit any explosive or highly flammable material, hazardous or toxic goods or substances, nor any food nor any other goods which emits odors, spoilage or decay or may attract rodents or other pests and/or whose storage or use, contravenes federal, state or local laws.
- The Tenant further agrees and understands that they may only store goods that the Tenant owns. The Owner will rely upon the representation that the Tenant is storing only goods for which they are the rightful and absolute owner.
- Tenant provides their own lock and therefore they are the only one that has access to their unit.
- The Tenant should provide insurance coverage at their own expense for the contents they place and store in the rental unit. This coverage may be provided as a rider to the Tenants own “Home Owners” or “Renters” insurance policy (the Tenant should check with their own insurer to determine if such coverage is available), or buy a separate policy.
- The Tenant shall not place any sign upon the rental unit.
- The Tenant shall keep nothing upon the Owner’s premises outside of the enclosed area the Tenant is renting, and no work shall be preformed by the Tenant outside of the enclosed rental area.
- Access to your unit is restricted to the posted gate hours of this facility. (6:00 AM to 10:00 PM)
- The quiet, enjoyed by other Tenants, must not be interfered with. Annoying sounds, odors, lights, etc. are not allowed.
- No dogs or other pets are allowed on facility grounds.
- Any and all parking rules are to be obeyed, as well as right-of-way. Please be courteous. Do not block access of other Tenants to their units.
- The Tenant shall at all times keep their unit in a neat, orderly and sanitary condition. Trash disposal is not provided by this facility. Each Tenant is responsible for the removal and disposal of any trash generated by that person.
- Moving out procedure: Remove all goods from the rental unit and premises; sweep the unit out to be free from debris. Call 1-585-388-7550 to report that you have moved out. Please provide any change of address or telephone numbers at that time so that we may return your security deposit, or contact you if there are any problems. Failure to follow these moving out guidelines could result in the forfeit of or delay in the return of your deposit.
